Secure Properties Have Higher NOI

In many cases, the difference between "B" and "C" or "D" properties is the level of security perceived by the residents. People will spend more money where they feel safe. The only time many property owners or managers think about multi-family security is when it begins to negatively affect occupancy. Making your residents feel more secure is an easy way to increase your rent and ultimately your NOI.

Not Just for "Bad" Properties

There is a perception among property managers that only residents of "bad" properties have security concerns. The fact is that a break-ins happen regardless of the community and that the national trend has been towards more break-ins in better neighborhoods. Residents watch the news and are aware of what is going on around them. A break-in in a "better" community is likely to create more of a panic among residents because perceived safety is part of what they are paying for.

Vacant Properties

One of the biggest multi-family security issues is vacant properties. Vacant properties are often vandalized and used for illegal activities. We began in this business because people repeatedly kicked in our doors and stole our appliances, cabinets, pipes and anything else they could find in our vacant properties. The cost of repairing the damage to the door, door locks, and door jamb, as well as replacing the stolen items can be staggering. During colder months, it is common to have doors kicked in as vagrants look for shelter from the bad weather. While many property owners have begun installing alarm systems in their units, the monitoring is often left to the tenant. This means that vacant units are often not monitored.
