There is a perception among property owners that improving security is costly. The fact is that improving security can greatly improve your bottom line at a very minimal cost or no cost to you at all. The following tips are simple ways to improve the security in your community.
1. Start with Better Tenants
Implement a tight screening process will help reduce on-site crime. Inspect all potential residents rental history, criminal background and credit worthiness. Calling a previous landlord may be the easiest way to find out what kind of tenant you are really getting. Anyone can make themselves look good on paper. 3. Landscaping and Lighting
Intruders do not want to be seen. Making sure that the exterior of your community is well lit is an easy way to help insure that your residents do not become a target. Also, make sure any shrubs or trees that obstruct the view to doors or windows are trimmed or cut. Follow the "3 foot, 6 foot" rule. Keep shrubs under 3 feet high and tree canopies above 6 feet to avoid obstructing views. Upgrade lighting throughout the community. Start with lights close to buildings and then move on to better lighting around parking lots and pedestrian walkways. Some utility companies will even install lights around a community's perimeter, free of charge.
4. Make Basic Physical Security Upgrades

5. Involve your Residents

Consider starting an apartment watch program or organize Crime prevention meetings with your local police force. Offer prizes as incentives for residents to attend meetings.
